5 Warning Signs Your Sussex Home Needs Rewiring — And What to Do Next

Written by Green Earth Sussex — NAPIT Approved Electricians serving all of East & West Sussex.

Faulty or outdated electrical wiring is one of the most significant causes of house fires in the UK. According to Electrical Safety First, over 20,000 house fires are caused by electrical faults every year — many of them preventable with timely rewiring or upgrading.

The problem is that wiring is largely hidden — inside walls, under floors and in ceiling voids — so it can be difficult to spot the warning signs without knowing what to look for. Here are five key signals that your Sussex home's wiring may need attention.

5 Warning Signs to Watch For

Sign 1: Your Home Was Built Before 1970 and Has Never Been Rewired

Wiring from the 1950s, 60s and early 70s often used rubber-insulated cables. Rubber insulation degrades over time — it becomes brittle, cracks and can fail, potentially causing sparks or fires. If your home still has its original wiring from this era, it's almost certainly time for a full rewire. Signs include yellow, green or black rubber-sheathed cables in the loft or underfloor spaces, or a consumer unit that uses old rewireable fuses.

Sign 2: Lights Flicker, Dim or Buzz Without Explanation

Occasional flickering when large appliances start up can be normal due to minor voltage fluctuations. But persistent flickering, dimming or buzzing from light fittings — particularly if it's happening on multiple circuits — can indicate loose connections, overloaded circuits, or deteriorating wiring. Left unchecked, loose connections can arc and cause fires.

Sign 3: Sockets or Switches Are Warm, Discoloured or Have Scorch Marks

Any socket, switch or light fitting that feels warm to the touch, has discolouration or shows any scorch marks is a serious warning sign. This typically indicates a loose connection or an overloaded circuit that is generating heat. In the worst case, it can point to an active electrical fault. Turn off the affected circuit at the consumer unit and call an electrician immediately.

Sign 4: You're Constantly Running Extension Leads and Adapters

If your home relies heavily on extension leads and multi-socket adapters because there simply aren't enough sockets, it's not just inconvenient — it's a potential hazard. Older homes often have far fewer sockets than modern electrical standards recommend, and overloaded adapters are a common cause of fires. A rewire or partial upgrade can add sockets throughout the property, properly wired into the consumer unit.

Sign 5: A Recent EICR Has Identified C1 or C2 Defects

If you've had an Electrical Installation Condition Report (EICR) carried out — either as a homeowner or a landlord — and the report has identified C1 (danger present) or C2 (potentially dangerous) codes, you are legally and practically obliged to address them. In many cases, a full or partial rewire will be the recommended solution. Don't ignore these codes.

What to Do If You Spot These Warning Signs

The first step is to have a qualified electrician assess your property. We recommend starting with an Electrical Installation Condition Report (EICR) — this gives you a complete, documented picture of the condition of your wiring, consumer unit and all circuits, rated according to current safety standards.

Depending on what the EICR finds, the recommended action may be:

  • A full rewire — if the wiring throughout the property is old or unsafe
  • A partial rewire — addressing specific circuits or areas of the property
  • A consumer unit upgrade — if the board is outdated but the wiring is in acceptable condition
  • Remedial works on specific defects — loose connections, faulty sockets and so on

How Much Does a Full Rewire Cost in Sussex?

Rewiring costs in Sussex depend on the size of the property and the extent of the work. As a rough guide:

1–2 bedroom flat£2,500–£4,500
3 bedroom terraced house£3,500–£6,000
4 bedroom semi-detached£5,000–£8,000
5+ bedroom detached£7,000–£12,000+

These are indicative figures — the only way to get an accurate price is to have a survey. Green Earth Sussex provide free rewiring surveys and written fixed-price quotes across all of Sussex.
